Seven ways we get involved.
We are usually appointed for the whole arc, from first survey to the last delivery note. Operators with in-house teams appoint us for single stages instead.

Concept design
We start with the building and the operating model, not a mood board. Plans, sections and a material direction that a general manager can read as easily as an architect.

Interior architecture
Reworking circulation, thresholds and daylight. Most of our best decisions are subtractions: a partition removed, a shutter reinstated, a corridor given one window back.

FF&E specification
Contract-grade furniture, fixtures and equipment specified against real wear cycles, cleaning regimes and replacement budgets. Every schedule is written to be procured, not admired.

Procurement
We buy what we specify. Supplier negotiation, sampling, quality control, logistics and installation, with a single schedule the client can audit at any point.

Full refurbishment
Phased programmes for properties that stay open. We sequence works floor by floor so revenue continues and guests never meet a contractor.

Brand-standard rollouts
One specification, many buildings. We write kits of parts that hold a group identity while leaving room for each property to keep a local accent.

Art and object curation
Sourcing, commissioning and hanging. We prefer regional makers and second-hand rooms full of things that were made for somewhere else.
